No Pets Allowed!

We have rented our house to a very nice family for a year now and they want to renew their lease, but they want a dog.  Our original lease says no pets unless agreed to and written in by us.  I am NOT a PET person and, while I don't even live in the same state anymore, I will still have to deal with any damage the dog does to the house.  I'm thinking of adding a pet fee (which I've seen on many apt. leases) for the additional wear and tear.  

Does that sound fair?
Any suggestions?

I totally think that is fair and reasonable. It could be refundable so that if when they move out there isn't any damage, you just take out the amount of having the carpets professional steam cleaned and give the rest back. But yeah, I would definitely charge them a pet fee.

I think that is totally fair! And I like Bamamoma's suggestion, of using part of the money to clean the carpets. I'm not a pet person either so I totally understand where you are coming from.

Personally I would just stick with no pets allowed but if you do pets out here in Utah it's an extra $150 added to the deposit.

This is YOUR HOUSE, YOUR RULES. Kick them out.

And if you decide to let them stay OF COURSE you add a pet fee. Be a landlord lady! Not a pushover.

You can DO IT! You're the BOSS.

NONrefundable....you know that dog is going to pee somewhere....

Don't forget, it's your house! I can see where you might be worried about losing them as renters if you don't give in, but I definitely think the fee is reasonable!

It was going to be non-refundable because in the end, we're probably going to have to replace the carpets when they leave.

We're not going to kick them out though. If they didn't live there, we wouldn't be able to pay our mortgage and since we don't live anywhere near, we don't want to deal with getting new renters.

But it's up north and so you can't really have outdoor dogs. They have to be indoors much of the year.

I totally wouldn't let them have a dog. Most of the time they have to make quite a few "mistakes" on the carpet--and it's really expensive to get out if not replaced. Good Luck.

I've seen plenty of apartments that charge a deposit {say $250} and then also tack on an extra amount per month {say $25 a month} which you would then save to put towards new carpet. So really, you could do either or even both. Good luck!!

I totally wouldn't let them have a dog. It'd be a brand new pet for them, which would mean lots of accidents and training, and who knows what that thing will do. My in-laws got a dog that scratched away wall paper and even (believe it or not) tore up the linoleum in the kitchen. If they'd already had it and knew what its temper was, that'd be one thing. But this is your HOUSE! That said, if it really is a deal-breaker sort of thing, I'd do a deposit and a monthly pet rent, plus limit them to a smaller dog (give a weight limit).

I would say charge a deposit and add money on to rent. If you really want to keep them I would discuss it with them and see what they think is reasonable. If you jack the rent up to much they might want to move out. But they might realize they don't want a dog when they have to pay more money. I think $150-$200 deposit + an extra $25 a month is reasonable.

I think that a pet fee and then a little extra each month is completely reasonable. Do you know these people, so you trust that they would actually clean up if an accident occured?
